Open land at dusk — the kind of plot that starts most Indonesian land disputes
Plaintiff exhibit No. 02/PDT/2024 — a file we opened for a family in Bekasi

Did someone sell, fence off, or forge papers for land that was yours?

Land disputes are the quietest crisis in Indonesia. A certificate changes hands, a fence appears, and suddenly the plot your family held for three generations is "legally" someone else's. It is not over. Forged titles can be undone, sales can be voided, and possession can be recovered — if someone builds the file properly.

Exhibit A handles land & property disputes across Java, Bali and Sumatra — from certificate forgery and double-selling to developer breaches and adat (customary) land claims.

Every file is built to survive a hostile judge — not to look good in a brochure

In court, the loudest voice loses to the best file

We build cases like investigators, not like brochure lawyers. Before we ever stand up in court, every document is authenticated, every witness statement is sworn, every transfer trail is followed to the last rupiah.

That is why the firm is named after the moment a case turns: when a piece of paper is marked and read aloud as evidence. Judges do not rule on sympathy. They rule on exhibits — Exhibit A first.

Which of these happened to you?

The certificate was in their name before you knew anything.

Forged signatures, double-sold plots, "inherited" land sold by a cousin you never met, developers building past the boundary line. We have reopened all of it — including deals a decade old.

They never promised me the land would come back. They promised me the file would be perfect. The file was perfect. The land came back.

Forty-one of us, one lawyer's fee, and everyone said forget it. Fourteen months later the money was in our accounts. I still have the transfer slip framed.

I am sixty-eight. That fund was my retirement. Exhibit A froze the accounts in six weeks and treated me — not my children — as the client. That mattered.

We had one folder of paper. It was enough.”

Questions every client asks

How much does it cost to start?

The first consultation is free and honest — if your case is weak, we will tell you and point you somewhere better. For land, fraud and debt cases we often work on contingency: we are paid a share of what we recover, so if nothing is recovered, you owe us nothing. Employment and family matters are fixed-fee, quoted up front.

The certificate is already in their name. Is it too late?

Usually, no. A forged deed has no expiration date — Indonesian courts can void a transfer regardless of how long ago it was registered, and criminal complaints for forgery carry their own clock. The file we build matters far more than the date on the certificate.

Will I actually have to go to court?

Most of our files settle — mediation, a structured repayment, a bought-back certificate — because a well-built file changes the other side's math. When settling would cheat you, we litigate, all the way to cassation if we must. You will know our recommendation before you decide anything.

How long will this take?

An honest range, not a sales pitch: first-instance land and fraud cases typically run 12–24 months; labour disputes at the PHI court 10–18 months; mediated settlements as fast as the other side signs. Anyone promising six months is guessing, and you should ask why.

Do you only handle cases in Jakarta?

No — the firm litigates nationwide, with correspondent advocates in Bandung, Surabaya, Medan, Denpasar and Makassar. Land files anywhere in the archipelago are reviewed by our own Jakarta team first, so the strategy never gets outsourced.
